Each item is read against more than the paragraph that names it: what the drawings show it has to do, the NEC lines that govern the product type, and the brand and material limits the project sets. Anything that does not line up is flagged and held for correction instead of compiled into the book, because a wrong product caught here costs a phone call and the same one caught on a delivery truck costs the margin on the job.

All that's left is choosing your supplier. Take the brand you can actually get, at the price and lead time you want, and mark the sheet. That marked sheet goes to the GC, and once approval comes back you release material against the model you marked.

We price by the number of products you have to submit. Three bands, so you can place your job before you send anything.

A primary item is one distinct product you have to submit. The rough-in that hangs off it, couplings and plaster rings and the rest, rides along under its parent and we do not count it twice.

Beem has taken two buildings end to end: Dumfries Office Building and Calvert Multi-Purpose, electrical and plumbing on both. The counter at the top of this page was counted off those two audits. Nobody estimated it.

Frequently asked questions.

We already get our submittals done. What does early actually buy me?+
Float. Long-lead items count their lead time from the approval stamp, so the approval date sets your delivery date whether you planned it that way or not. Done early, the order goes out with room in the schedule. Done late, you are expediting, resequencing crew, or explaining a date to the GC.
Will this catch items we missed at estimating?+
That is one of the things it is for. The submittal is the first time the material list is reconciled against the drawings and the spec line by line, so scope the bid skipped tends to surface here. Found at submittal it is a fix. Found at delivery it is a change order or it comes out of your margin.
How long does it sit with the designers?+
That part is theirs, not ours, and it is why the first pass matters so much. Compiling costs you days and their review costs weeks, and every rejection restarts both. We check the candidate product data against the spec constraints before it reaches you, and cite the page each answer came from, so the package answers the reviewer's questions before they ask.
Who actually submits the package?+
You do, and only you. We never send a submittal to anyone. When the package is built we put it in your portal, you make the final marks on it there, then you download the finished book and send it under your own company name.
What do you need from me to start?+
Your drawings, and the spec book if you have it. That's it. We list every product you have to submit and take it from there.
What if a model isn't clear on the drawings?+
We flag it for you to decide instead of guessing. Flagged items show up clearly in your review with the reason, alongside whatever the library has that fits.
How do you make sure nothing gets missed?+
We read the set the way an estimator would: legend first, then every schedule, keyed note and detail sheet, checked against the spec book. Every item in your package cites the sheet or spec clause it came from. Anything we can't verify gets flagged, not filled in.
Who decides which brand and model we submit?+
You do. We identify every item you have to submit and every brand the spec allows, then put candidate cut sheets from our library against each one. You choose what you are actually buying, and you mark the sheet. We do the identifying and the legwork; the product decision stays with the people who know their supplier, their pricing and their lead times.
What's in the cut-sheet library?+
5,754 cut sheets from 279 manufacturers, built up across real projects and growing with every one. When an item is scoped, the matching sheets are already there to choose from, narrowed to the pages that cover your product. If you stock something the library has not seen, add it and it goes in the package the same way.
Do you just match products from a database?+
No, and that matters. A database offers products that read as compliant but contradict your schedule. Your drawings name what the job needs and the spec book says which brands are acceptable, so we work from those two documents, put the candidates from our library against each item, and show the page every one came from. Which brand and model you actually buy is your decision.
Isn't this just an AI tool?+
No. A tool is another seat to log into, and the work still lands on your desk. Here you send the drawings and the spec book, and a finished package comes back. Software does the searching and the constraint checking, because nothing else gets through a few hundred items in a day, and then a person who has built these packages goes through it before it reaches you. Nothing carries your name that a human hasn't read first, and which brand you buy is still your call.
What's actually in the package?+
Cut sheets for every scoped product, organized by spec section, under your cover sheet and table of contents. You pick each product and mark its sheet in the portal, so it lands on the GC's desk looking like your team built it, because your team did.
Can I use it to order material?+
Yes. At download you can take the same package split by vendor instead of by spec section, so each supplier gets one clean list of what you are buying from them. Custom and shop-fabricated items carry fields for length, quantity and whatever else the fabricator needs. The package your reviewer approves is the one your buyer orders from.
Why do submittals get rejected?+
Mostly wrong or unverified products, missed items, and packages that don't match the spec book. The cost is rarely the rejection itself, it is the weeks: another full review turnaround, and a lead-time clock that will not start until the approval is back. Our process is built to get approval on the first pass, verbatim from your schedules and flagged where the documents are silent. Every trade is welcome to join the list. We're onboarding electrical, plumbing and mechanical first, then opening trade by trade. Shop items and custom fabrication parts are outside what we scope in any trade: they are built to order and carry no published cut sheet to source against.
